Started by Marc Stephan Garrison, The National Association of Real Estate Investors (NAREI) was established April 15th, 1985, with the central focus of sharing between the members of NAREI the very best tools for predictable and thereby successful real estate investing.
The “Garrison Cycle” named after Marc Garrison describes the life stages of all real estate (the concept that all residential non-owner occupied income properties exist in one of four unique economic cycle stages – with each cycle stage requiring an entirely different approach – these stages being expansion, equilibrium, decline, and absorption) was defined and then applied to real estate investing by NAREI members for the first time in 1986. Since that time, NAREI members have made incredible profits investing in absorption markets.
More than a theory, the "Garrison Cycle" is an economic reality. We all feel the economic impact with each passing phase but we rarely stop to notice the sign posts ahead warning us of what ahead. It's my job to guide clients and help them capitalize on investment property through each of the market phases Marc took the time to identify nearly 30 years ago. It's one part logical, one part research and another part common sense.
The expansion, equilibrium, decline, and absorption cycles make evident through economic behaviors predictable investment signals. These are based on the simple foundation of supply and demand. Marc describes through his research in academia his learning of the 4 major migrations cycles starting with the colonization of the United States. Though Marc is very research focused, he also has the ability to look through a wide angle lens seeing the bigger picture. When his investment began to falter in the mid to late 1980's, he realized a new migration... what he calls the Fifth Migration. The key to understanding the Fifth Migration is to essentially take a micro view in macro markets. All markets function according to their own supply and demand dynamics. With an understanding of these dynamics, investor are armed to invest locally, regionally, nationally and internationally at the most optimum market phases.
